The real estate market in Lebanon experienced a sharp decline in sales from January to June 2011. Data from the Directorate of Real Estate showed that the real estate market activity dropped by 18.6 percent compared with the 2010 figures for the same period.

The sharp decline in real estate sales were attributed to economic crisis, regional tension that affected the construction, trade and tourism industries and worsening political rift. According to the Lebanon Weekly Monitor of Bank Audi, real estate activities were also affected by investor sentiment, noting the 32.5 percent annual drop in sales transactions to foreign investors in the first six months of the year.

Additionally, the decline in property demand in Lebanon was reflected in the value of real property sales for the stated period. From January to June, property sales value reached about $3.850 billion, representing an 18.3 percent decline compared with sales value for the same period in 2010. This indicated that the average sale value of each property in 2011 rose by 0.4 percent compared with the January to June 2010 figures.

However, the decline in real property sales in Beirut or in any other areas in Lebanon did not affect prices of apartments and houses nor the construction sector in general. According to real estate brokers, there is no possibility that developers will reduce the current property prices as they are confident that demands for apartments will rebound once there is a slight easing of political tensions in the country.

Meanwhile, the Order of Engineers in Beirut and Tripoli has released some figures showing that new construction permits in the areas totaled 1,781,038 square meters as of June 2011, an increase of 9.1 percent compared with the 2010 numbers for the same month. And from January to June of this year, the total number of construction permits issued rose by 4.6 percent to 8,811,256.
